Zoning Board Approves New Home on Nowak Lane

Zoning Board of Adjustments · Meeting of March 4, 2026

NJ MONTVILLE — Montville Zoning Board greenlights Nowak Lane demolition and rebuild. The board unanimously approved an application to demolish two single-family dwellings at 10 Nowak Lane and construct one new home in the R-80 zone, with temporary variance relief allowing two principal buildings during construction. Steven Schepis, the applicant's attorney, detailed plans for repairing an existing bridge providing site access and engineering specifications for minimal disturbance to steep slopes at 0.4 percent.

Conditions of approval include surveyor staking and silt fencing prior to construction, an Operation and Maintenance manual filed with the county, and demolition of the original home within 30 days of temporary occupancy. A separate gas station proposal at 858 Route 202 was carried to April 22 for further review.
