Zoning Board of Adjustments · Meeting of January 7, 2026
NJ MONTVILLE — Montville Zoning Board reorganizes with new leadership and approves home variances. Ron Cain was elected Chairman, with Jake Kovalcik as Vice Chairman. The board unanimously approved variance relief for Steven DeCoite's residential additions at 23 Morris Avenue in an undersized R-15 zone lot of 11,173 square feet where 15,000 is required; the approval allows setback variances for the dwelling and porch additions plus driveway grades of 6 to 7 percent.
The board also granted a second one-year extension for Diversified 55+ development through October 4, 2027, with six voting in favor and Lomrantz abstaining. A variance application from Simonsen for a second-story addition at 21 Millers Lane was carried to March 19.
