Planning Board approves two-lot subdivision despite neighborhood concerns

NJ MONTVILLE — Planning Board approves two-lot subdivision along Crest Terrace on 8-1 vote. The controversial project will create two residential lots on property along South and Crest Terrace, with Board Planner Joseph Burgis and applicant engineer Joseph Mianecki presenting stormwater management and site-layout testimony to justify requested variances for steep-slope disturbance, driveway grades, and minimum-lot setback relief. Vice Chairman Arthur Maggio cast the only dissenting vote; nearby residents Joanna Olensky and Susan Busch raised concerns that existing stormwater problems on adjacent properties could be exacerbated by the project if the new system fails or is not properly maintained.

The board also unanimously designated 17 Chapin Road an Area in Need of Redevelopment and approved an auto-repair waiver for VMP Auto, Inc. at 778 Route 202.
