NJ MONTVILLE — Montville Planning Board approves River Road subdivision with variances, defers Mars Court project. The board unanimously granted Robert Reese a minor subdivision application at 70 and 74 River Road, including variances for lot width, front-yard setback, and minimum lot area for an adjacent church property. The board voted to carry a pre-final site plan for 5 Mars Court — converting warehouse space to a soccer training facility with 70 proposed parking spaces — to May 14 after board members and residents raised concerns about vehicle circulation, loading-space reduction, and building access.
Applicant 5 Mars Ct, LLC will submit revisions addressing five requested bulk variances.
