NJ MONTVILLE — Montville Zoning Board approves second-story addition variances at Millers Lane. The board voted 5-0 to grant setback relief for James Simonsen's proposed second-story addition to an undersized property in the R-27A zone, represented by engineer James Slate. The narrow lot provided the necessary hardship basis for front-yard and side-yard setback variances.
The board also voted 4-0 to adopt an amended resolution for the Atkinson property at 10 Nowak Lane, clarifying fire-code language in variance conditions for demolition and reconstruction with slope-disturbance relief. A driveway-setback variance application by Bharat Patel at 86 Windsor Drive was carried to June 3, 2026.
